It appears that your plant is placed near a radiator (now summer, of
course) and rubber plants are very adverse to dry hot conditions, hence
the scorching of the leaves's edges.
I cannot see whether or not the pot is resting in a bowl or similar to
facilitate good drainage and that is a very important point.
Otherwise you have a healthy, compact plant.
